Tiles are hard wearing and can withstand wear better than most other areas. However, tiles will suffer damage where fixtures have been fitted, from drill holes and cut-outs.

Landlords should provide adequate extraction in bathrooms and kitchens to prevent condensation, but tenants should keep tiles and grouting clean, and report issues early on.

What is wear and tear?

  • Loose tiles to ledges around baths or basins
  • Cracks or chips around mounted fixtures
  • Loose tiles behind hobs or sinks from moisture
  • Some discolouration to grouting behind hobs
  • Sections of grouting missing and loose floor tiles

What is NOT wear and tear?

  • Heavy discolouration to grouting due to lack of cleaning
  • Cigarette smoke causing discolouration to grouting
  • Obvious impact signs of damage from dropped items
  • Heavy mould and grime to tiles and grouting
  • Condensation causing tiles to slip and dislodge
  • Heavily chipped, cracked or missing tiles
