An accurate schedule of condition at inventory check in and check out report are a fundamental source of evidence in the event of a deposit dispute between the landlord and tenant.
Inventory Report
The Inventory Report is a detailed account including images, describing the cleanliness, condition, fixtures and furnishings of the property at tenancy commencement.
Check In
At Check In the tenant is given a walk through the property to review the Inventory Report and highlight any issues. Utility meter readings are taken and keys are handed to the tenant.
Interim Inspection
An Interim Inspection is carried out at the mid-point of the tenancy to review the condition of the property, contents and furniture, and identify any necessary maintenance issues.
Check Out
The Check Out is a full inspection of the property at tenancy end, to clearly highlight changes to the Check In. Utility meter readings are taken and keys collected from tenants.
